Post-removal certification: what it costs

Certification is separate from removal. Which route applies depends on why the foam was removed and whether a physical inspection is required.

Key definitions

Open-cell spray foam
A lower-density polyurethane foam with an open cellular structure that remains soft and vapour-permeable. It is lighter and cheaper to install than closed-cell foam, but it can absorb and hold moisture against roof timbers.
Closed-cell spray foam
A high-density, rigid polyurethane foam whose sealed cells make it a vapour barrier. It bonds aggressively to timber and roofing felt, which is why removal is slower, more expensive and more likely to require specialist tooling.
Spray foam removal certificate
Documentation confirming spray foam insulation has been removed from a property and recording the condition of the roof structure afterwards. UK mortgage lenders and surveyors commonly ask for this before lending against a previously spray-foamed property.
RICS surveyor sign-off
Independent verification of a removal certificate by a surveyor regulated by the Royal Institution of Chartered Surveyors. Because the surveyor is independent of the contractor who did the work, lenders generally place more weight on it than on a self-issued certificate.
Mortgage retention
Where a lender agrees a mortgage but withholds part of the funds until specified work — such as spray foam removal — is completed and evidenced. It is an alternative to outright decline and is applied case by case.

How these figures are derived

SFRA pricing data. Cost figures are derived from quotations and completed jobs recorded across our approved contractor network in the United Kingdom. They are presented as ranges because spray foam removal pricing varies substantially with foam adhesion, roof construction, access and the extent of any timber remediation required.

Affected-property estimates. The figure of approximately 250,000 affected UK homes is an industry estimate of properties with spray foam insulation likely to attract lender restrictions. It is an estimate, not a census, and should be cited as such.

Lender counts. Lender policies change frequently and are applied case by case. The figure of 50+ lenders applying restrictions reflects our tracking of published and reported lender positions. Always confirm the current policy directly with the specific lender or a mortgage adviser before acting.

Important: the figures on this page are guidance, not a quotation or financial advice. Removal prices must be confirmed by a company that has surveyed your property, and mortgage eligibility must be confirmed with your lender.
