Why it has been raised
Spray foam can cover roof timbers and make the condition of the roof harder to inspect. During a sale or remortgage, a surveyor or lender may ask for it to be removed before they will proceed.
If removal has already taken place, they may instead ask for photographs, an inspection report or a certificate showing what work was completed.
Removal and paperwork do not guarantee a mortgage offer. Each lender and valuer applies its own rules, so ask for any requirement in writing before you book work.

“When looking for a reliable firm to remove the spray foam from our loft, I came across Spray Foam Removal Advice online and made contact with them. Their senior advisor, Jake Harber, visted the house, inspected the spray foam insulation in the loft and wrote us a very balanced report. Following this, we deided to go ahead with the removal, which Jake managed, using AGM Remediation Ltd. They were punctual, efficient, quiet, friendly and polite. Following the removal of the spray foam, we received a detailed written report and certification. Overall we were very pleased with the service received.”

“Spray removal provided excellent service and were extremely helpful throughout. Having received three incredibly expensive quotes for my parents’ property and being told it was likely the foam would need to be removed externally I am very relieved I contacted them for advice. Their contractors visited the property, carried out surveys and were confident that the foam could be removed internally. They were professional, courteous and reassuring. A week later they started work and the foam was successfully removed in three days. They were efficient, tidy and very polite and really put my parents at ease. The certification and report gives you peace of mind that the work has been completed properly. Many thanks for your excellent service.”

Spray foam removal certificates explained ->DIY removal is strongly discouraged. It risks exposure to dust and chemicals, damage to timbers or wiring, incomplete removal and mistakes with waste disposal, and it leaves no paper trail for a lender. Use a professional specialist.
