About Spray Foam Removal Advice UK
Independent guidance on spray foam insulation, mortgages and removal, from the people who run the site and do the work
Lender update, October 2026
Around 250,000 UK homes are estimated to have spray foam insulation. Lender policies vary. In October 2026 the government named eight major lenders, including Nationwide, Lloyds, Barclays and HSBC, as open to lending on spray foam homes, subject to their own requirements. Others still decline. What the government paper means for you.
Why We Created This Platform
Homeowners with spray foam insulation keep running into the same problems: a valuer who cannot see the roof timbers, a lender who will not lend, a buyer who walks away, and conflicting advice about what to do next.
We set up Spray Foam Removal Advice to put the plain facts in one place: what lenders and surveyors look for, what removal involves and costs, and what paperwork you need afterwards. We date our guides, link to our sources, and correct them when the facts change.
Our Mission
To empower UK homeowners with accurate, unbiased information about spray foam insulation issues and connect them with vetted, professional removal specialists who can restore their property's value and mortgageability.
- Provide clear, evidence-based guidance on spray foam risks and removal options
- Combat misinformation and expose predatory practices in the industry
- Maintain complete independence from manufacturers and installers
What we are — and what we are not
We are an advice and referral service for UK homeowners dealing with spray foam insulation. We are a small team, and we think you should know exactly what that means before you rely on anything we say.
We do not carry out removal work. We do not send operatives into your loft, we do not remove or dispose of anything, and we are not a surveying practice. The removal companies we introduce you to do that work, and they hold the insurance, the waste carrier registration and the trade qualifications for it.
We are not a standards body, and there is no official removal certificate in the UK. There is no official register of approved spray foam removal contractors either, and nobody, including us, has the authority to create one. What we do instead is check: company registration and trading history, current insurance, waste carrier registration, the documentation a company issues at the end of a job, and what their previous customers say. Companies that don't clear those checks don't get your enquiry.
Our removal certificate, and who issues it. After foam has been removed, Harber Glaves Trading Ltd, the company that runs this site, issues its own removal certificate and report. It is based on the evidence we review (photos and video of the loft) or on an in-person inspection. If you choose the RICS option, the certificate is also signed off by an independent RICS surveyor. It is our certificate, not an official or government one, and we never present it as anything else. To date, no lender has rejected a certificate we have issued. How the certificate works.
How we are paid: We are paid by the removal companies and surveyors we introduce you to. That never changes the advice on this site. You pay nothing for advice or introductions. We say so plainly because it is the first question you should ask anyone who recommends a tradesperson to you.
Where our information comes from
Our guidance is based on published sources we cite on the page: RICS guidance on spray foam in residential property, the Property Care Association's inspection protocol, the relevant parts of the Building Regulations, and lenders' own published criteria. Where we state a fact, we link to where it came from.
When you need a professional
Nothing on this site is a survey, a structural assessment, or mortgage advice, and it is not a substitute for any of them. For a definitive assessment of your roof you need an independent RICS surveyor, and for your mortgage you need your own lender. We will help you understand what they tell you.

Who writes this site
Jake Harber, spray foam removal adviser
Jake Harber runs Spray Foam Removal Advice and National Spray Foam Advice with Tristan Glaves. Before the sites, he carried out spray foam removal for removal companies, so he knows from the loft what removal involves, what the timbers look like once the foam is off, and where jobs go wrong. He writes and checks the guides.
